Start at the Foundation
Basement and rim joist insulation is one of the best-value upgrades in a Johnson County house. Most homes here have a full basement. The rim joist, the band of framing sitting on top of the foundation, runs around the whole house, and it is usually bare wood with gaps where cold air leaks in. That cools the basement and the floors above it.
Closed-cell foam on the rim
Two to three inches of closed-cell foam, at R-5 to R-7 per inch per HomeGuide, seals the gaps and insulates in one step. It does not absorb water and keeps warm basement air off the cold wood, where it could condense. HomeGuide puts a typical rim joist foam job at $2,000 to $2,500.
Basement walls
If you plan to finish the basement, insulate the walls before framing. Closed-cell foam or foam board with sealed seams keeps damp indoor air off the cold concrete. Fiberglass batts against bare concrete can trap moisture and grow mold.
Moisture first
Kansas City's soils include clay-rich loess like the USDA Sharpsburg series, which can hold water during wet periods. Before we insulate a basement, we look for staining, efflorescence, cracks and damp wood. Water problems get fixed first.
Rebate
Evergy's 2025 Kansas chart lists $50 for insulating at least 50 linear feet of rim or band joist, for Kansas customers, through the program term ending December 31, 2027.
How the rim joist leaks
The rim joist sits where several pieces meet: the concrete foundation, the wood sill plate on top of it, the rim board, and the subfloor above. Each of those joints is a gap. Wiring, plumbing, dryer vents and hose bibs often pass through the rim too. Fiberglass stuffed in the bays does not seal any of those joints. Closed-cell foam sprayed over the whole bay covers every joint and penetration at once, and that is why it is usually the most effective fix for drafts at floor level.
Split-levels
Split-level homes, common in Johnson County from the 1960s to the 1980s, have more than one rim joist: one around the lower level and another where the upper level sits on the mid-level walls. Some of those are buried behind finished walls or above ceilings. We look for the accessible ones and explain what can be reached without opening finishes.
Walkout and daylight basements
On sloping lots, part of the basement wall is above ground. That exposed wall loses heat faster than buried wall and is a good place for foam or foam board before finishing. The rim above a walkout wall is often taller, too.
Fire barriers
Foam in a finished or living space usually needs a thermal barrier, like drywall, over it. We tell you what applies. Get a free estimate

Is foaming the rim joist worth it?
Yes, it is one of the cheapest ways to warm the floors and stop drafts.
Can I finish my basement right after foaming?
After the foam cures. We tell you when.
Do I need drywall over basement foam?
Usually, in living space. We explain the options.
Does Evergy rebate rim joist insulation?
Its 2025 Kansas chart lists $50 for at least 50 linear feet.
Can you insulate a split-level's middle rim joist?
Sometimes, if it is reachable from an unfinished area. We look and tell you what we can reach.
Should the whole basement wall be insulated?
Ideally, yes, especially if you are finishing. The upper part, near the surface, loses the most heat.
