When Insulation Has to Come Out
Insulation removal and replacement makes sense when the insulation in your attic is doing more harm than good. That can mean rodent or animal contamination, water damage from a roof leak, old insulation that blocks the air sealing the attic needs, or a failed spray foam job. We vacuum it out, seal the attic, and put new insulation in to the right depth.
Rodents and animals
Mice, squirrels and raccoons nest in attic insulation, leaving droppings and urine. That insulation is unsanitary and does not insulate well. We remove it, bag it and haul it away, and seal entry points we can reach.
Roof leaks and storms
Hail and wind storms in the Kansas City area can damage roofs, and leaks can soak attic insulation. Wet insulation should come out once the roof is fixed.
Vermiculite
If we see vermiculite, a pebbly gray-brown or gold loose fill, we stop and recommend testing for asbestos. Asbestos removal is work for a licensed abatement contractor, and HomeAdvisor lists it at $1,190 to $3,255.
Spray foam removal
HomeGuide lists spray foam removal at $1.00 to $2.50 per square foot. Fixr notes hand-chipping can run up to about $5.
How vacuum removal works
We set up a commercial insulation vacuum outside, run a hose into the attic, and suck the old loose fill into large bags or a collection unit. Crews in the attic work with protective gear. Batts get bagged by hand. We protect the path through the house, and nothing comes down through your living space except the hose. Most attics are cleared in a day.
After removal
An empty attic is the best time to air seal. We can reach every top plate, wire hole and chase without digging through old insulation. After sealing, we install baffles at the eaves, insulate to the recommended depth (DOE suggests R-60 for an uninsulated Zone 4 attic) and set depth markers.
When removal is not needed
If your insulation is dry, clean and just thin, there is no need to remove it. We seal around and through it where we can and add new insulation on top. We only recommend removal when it is needed.
Replace and improve
With the attic empty, we can seal everything and insulate to the recommended depth. HomeAdvisor lists removal plus replacement at about $1,852 on average. Get a free estimate

Insulation Removal & Replacement Questions
Do I need to remove old insulation?
Only if it is wet, soiled, moldy or blocking needed sealing.
How long does removal take?
Usually a day for an attic.
What about vermiculite?
Have it tested before anyone disturbs it.
Can you remove spray foam?
Yes, by hand. It costs more than loose fill.
Is removal ever unnecessary?
Yes. Dry, clean insulation can stay; we add on top after sealing.
Will removal make a mess in my house?
The vacuum hose runs from outside to the attic, and we protect the path. Little or nothing comes through the living space.
